The California Association of Realtors (C.A.R.) has released its 2025 housing market forecast, projecting a 10.5% increase in existing single-family home sales, reaching approximately 304,400 units. This rise is anticipated due to improved housing supply and favorable interest rates, which are expected to attract more buyers and sellers. Additionally, the median home price in California is forecasted to climb by 4.6%, reaching about $909,400 in 2025. This follows a projected 6.8% increase to $869,500 in 2024 from $814,000 in 2023.

Impact of Wildfires on Los Angeles Housing:
Recent wildfires in the Los Angeles area have significantly affected the housing market, particularly the rental sector. The destruction of over 16,000 structures has intensified the already competitive rental market, leading to increased rental prices and reduced housing availability. In January, Los Angeles rents experienced sharper increases compared to the national average, exacerbating affordability challenges. The added competition is expected to worsen overcrowding and contribute to homelessness. Reports of illegal rent increases have also surfaced, prompting legal action under the state's anti-gouging laws.
